Recent data shows that price growth has varied across different property types in City of Edinburgh over the last year. For terraced houses, property prices changed by 1.6% between July 2024 and June 2024 to reach £372,974, and changed by 8.6% over the last 12 months. The annual change was less than the 6.2% change seen for terraced homes in Scotland overall.

Meanwhile, semi-detached properties saw a rise in average prices locally, taking them to £462,410 in June 2024. This represents a 1.4% change from the same month last year.This is outperforming the 6.6% annual change in semi-detached values across the country.

Detached homes in City of Edinburgh gained 2.1% month-over-month to reach an average of £736,090. Annually, detached property values have changed by 8.5%. This is stronger price growth compared to Scotland's 7.8% change for detached houses over the year.

For apartments and flats, average prices increased by 0.9% between July and June 2024, hitting £254,932. Over the last 12 months, apartment values have changed by 3.2%, lagging Scotland's flat and apartment growth rate of 4.6%.

Overall, terraced properties have seen the strongest price momentum locally over the past year, with a change of 8.6%, while flat properties lagged, with a change of 3.2%.

Of these sales, 307 were recorded as cash purchases whilst 714 were purchased using a mortgage.
